From the 1st October 2008 Landlords in England and Wales will be legally required to show any new prospective tenants an Energy Performance Certificates (EPC) prior to letting the property.

The purpose of an EPC is to tell you how energy efficient a property is on a scale of A-G, the most efficient property being band A should have the lowest energy bills. The Certificate also includes recommendations and ways to improve the energy efficiency of the property to save you money and help the environment.

I saw this in the news this week. I wonder how many "slum" landlords will take any notice. And it's just another expense for those who own only one property that they may have no choice but to let out. I suppose £65 plus VAT isn't the earth though.

I guess it will help many tenants avoid properties that will have sky-high bills though.

I'm thinking about things like student accommodation, which is traditionally quite badly maintained. But, if the landlords have to do it, they have to do it and it will be expected.

It's all some of them will need at the current time, with the buy-to-let market in trouble. I hope it doesn't mean people lose their homes. Sad

For people in desperate need of a home to rent I would think the last thing they will look at is an energy efficiency rating, they are more likely to look at the more immediate outgoings and the condition and location of the property.
